Industrial and Logistics Investment
Through a creative and disciplined approach to acquisitions and property-level execution, Lightstone continues strategically expanding its holdings in the industrial and logistics sector, capitalizing on a generational shift towards e-commerce and continued supply chain evolution. In 2020 and 2021 alone, Lightstone completed 10 acquisitions totaling 4.5 million square feet in institutionally proven submarkets across the country with proximity to key logistics infrastructure. Lightstone is able to utilize its multidisciplinary team and direct third-party relationships to identify operational inefficiencies prior to acquisition and optimize cash flow through hands-on leasing and asset management, generating exceptional risk-adjusted returns in a competitive market segment.
In keeping with our diversified strategy, Lightstone has amassed a vast hospitality portfolio, comprising over 4,300 keys across 17 states. Our current portfolio employs a dual strategy, with one arm specializing in select services hotels branded by Marriott, Hilton, IHG, and Hyatt and the other in ground-up lifestyle hotel development in gateway cities. Lightstone’s in-house asset management team has expertise in local markets and employs a comprehensive approach to maximize value and achieve above-market performance.
From office buildings to retail centers, our success in commercial investment revolves around our keen ability to identify and create value in under-appreciated properties. Lightstone identifies opportunity early, then develops a high-return strategy for revitalization and growth. The added value of our nationwide asset management infrastructure, overseen by an in-house team with a vast knowledge of local markets, is an integral part of the Lightstone formula.
