In 2020 and 2021 alone, Lightstone completed 10 acquisitions totaling 4.5 million square feet in institutionally proven submarkets across the country with proximity to key logistics infrastructure. Life Sciences Investment
As a strategic partnership with Outshine Properties, Lightstone’s life sciences platform invests across life sciences, medical office, and technology-focused assets nationally alongside institutional investors. Our investment strategy capitalizes on supply constraints facing the life sciences industry, one of the fastest-growing segments in the economy, via off-market sourcing and accretive asset repositioning including targeted conversions from office to lab facilities. The platform includes an active pipeline with 6 million square feet located in major life sciences markets across the country including Boston, Philadelphia, New Jersey, and Maryland.
In keeping with our diversified strategy, Lightstone has amassed a vast hospitality portfolio, comprising over 4,400 keys across 15 states. Our current portfolio employs a dual strategy, with one arm specializing in select services hotels branded by Marriott, Hilton, IHG, and Hyatt and the other in ground-up lifestyle hotel development in gateway cities. Lightstone’s in-house asset management team has expertise in local markets and employs a comprehensive approach to maximize value and achieve above-market performance.

Hartman & Tyner Portfolio, Suburban Detroit, MI
In December 2021, Lightstone closed on the $1 billion acquisition of a 7,810-unit multifamily portfolio consisting of 27 assets in suburban Detroit, MI. Lightstone has successfully owned multifamily properties in Detroit, MI for over fifteen years and continues to operate its assets through Lightstone’s management company, Beacon Management. Lightstone’s business plan includes adding amenities, improving common areas and renovating unit interiors for opportunistic, value-add returns. The transaction increased Lightstone’s national multifamily portfolio to over 23,000 units.
Hilton Garden Inn, Long Island City, NY
Lightstone purchased the Hilton Garden Inn in Long Island City for $60 million in March of 2018. The 16-story, 183-key hotel, which opened in April 2015, is located at 29-21 41st Avenue. Lightstone purchased it from a group of investors led by Sagamore Capital and Ranger Properties.
Charlotte Logistics Center, Charlotte, NC
Lightstone purchased Charlotte Logistics Center in Charlotte, NC in October of 2020. The 400,000 square-foot newly constructed Class A facility features state of the art clear heights, loading and column spacing, and is in immediate proximity to the airport and a large new Amazon robotics fulfillment center. As a result of Lightstone’s creative off-market acquisition of the property, we received an unsolicited purchase offer and successfully sold the property in June 2021.
