Lightstone’s $3.5 billion development portfolio currently includes over 4,300 residential units and over 3,100 hotel keys, which we’ve developed from the ground up. Lightstone’s expertise in hospitality development stems from our ability to identify a void in the market for well-designed product at an affordable price point. Our expansive hotel development portfolio of nearly 2,700 keys launched in 2017 with the opening of the 612-room Moxy Times Square, winner of American Lodging Investment Summit’s (ALIS) Development of the Year. In 2019, we opened two more Moxy hotels in New York City—Moxy Chelsea and Moxy East Village. Following these award-winning openings were Moxy South Beach (2021), Moxy Lower East Side (2022), and New York’s Moxy Williamsburg (2023). Additionally, we opened Moxy Downtown Los Angeles and AC Hotel Downtown Los Angeles in April 2023, winner of American Lodging Investment Summit’s (ALIS) Development of the Year.

After spending many years investing in and studying urban hospitality markets, we identified an opportunity: micro-room, macro-amenity lifestyle hotels that offer affordability without any sacrifice of style or comfort. The Moxy brand aligned perfectly with this concept, and we partnered with Marriott International to launch the brand’s flagship hotel, Moxy Times Square.

At our Moxy hotels, cozy, cleverly designed guestrooms are coupled with generous public spaces offering innovative restaurant and bar scenes, co-working lounges, and transformable meeting spaces.

Moxy Times Square proves that affordability doesn’t mean sacrificing style or comfort. 612 bedrooms are cleverly designed by Yabu Pushelberg to adapt to the modern traveler’s changing needs, with a wide variety of room types and amenities. TAO Group’s multiple eating and drinking destinations, including Legasea, Bar Moxy, and Café d’Avignon Pop-up, offer something for everyone and Magic Hour, NYC’s largest all-season hotel rooftop bar and lounge features an “urban amusement park” concept and epic Empire State Building views.

Refined yet playful, hand-crafted yet modern, Moxy Chelsea reimagines the urban jungle

Rising 35 stories high, Moxy Chelsea’s 350 cozy bedrooms are flooded with light thanks to floor-to-ceiling, wall-to-wall windows. The building’s architecture honors the adjacent Flower District with its industrial facade and soaring, greenhouse-style atrium. Guests enter through the overgrown Starbright Floral Design Boutique, which doubles as the hotel’s entrance. Dining and drinking options include Café d’Avignon Pop-up, The Lobby Bar and Moxy Afterdark—concepts in partnership with TAO Hospitality Group. Topping off the hotel is The Fleur Room, a glass-enclosed rooftop lounge with panoramic, 360° views.

Embrace New York’s rebellious spirit

Moxy East Village is located at the heart of the iconic New York neighborhood where rock ‘n’ roll, renegade art, LGBTQ+ activism, and generations of immigrants all merged to give birth to American counterculture. Conceived by Rockwell Group as a vertical timeline, the 286-room hotel draws inspiration from various eras in East Village history. Four new eating and drinking venues overseen by TAO Group include Cathédrale, a French-Mediterranean restaurant, underground lounge Little Sister, the all-day Alphabet Bar & Café in the lobby, and The Ready, a rooftop bar.

Located in the heart of Downtown, directly across from the Los Angeles Convention Center and Crypto.com Arena, the two hotels offer a total of 727 guestrooms; 12 dining and entertainment options, including Level 8, a collection of restaurants, bars, and lounges that highlight the neighborhood’s diverse cultures and cuisines; a Miami-meets-Copacabana pool deck; and over 13,000 square feet of flexible meeting and social events space.
