An extensive national portfolio specializing in residential and hospitality.
Lightstone’s $3.5 billion development portfolio currently includes over 4,300 residential units and over 3,100 hotel keys, which we’ve developed from the ground up. We use a 360-degree approach covering every aspect of development and construction from site selection and competitive analysis to design and programming, construction management, and marketing. Our extensive expertise in all facets of development provides us with unique insight in approaching each project, allowing us to successfully execute on new development projects across the residential, hospitality, and retail sectors. We approach each new development with the consumer in mind as we transform our vision into creative and functional spaces in a cost-effective manner.
Residential properties with a focus on our residents.
Lightstone’s success in the New York City residential market is founded on our commitment to build uniquely designed, distinctively-positioned, and environmentally-conscious buildings that enrich the lives of their residents. In each new development, we establish a deep understanding of what today’s residents need, conceptualizing homes and amenities that go beyond necessities. In doing so, we create award-winning developments, each with a distinct and unique lifestyle experience, and all featuring unparalleled service.
Design is at the forefront of our residential developments. We collaborate with some of the world’s most prestigious architecture and interior design teams to create thoughtful living spaces that are also works of art.
Award-winning hospitality, diversified strategy.
Lightstone’s expertise in hospitality development stems from our ability to identify a void in the market for well-designed product at an affordable price point. Our expansive hotel development portfolio of nearly 2,700 keys launched in 2017 with the opening of the 612-room Moxy Times Square, winner of American Lodging Investment Summit’s (ALIS) Development of the Year. In 2019, we opened two more Moxy hotels in New York City—Moxy Chelsea and Moxy East Village. Following these award-winning openings were Moxy South Beach (2021), Moxy Lower East Side (2022), and New York’s Moxy Williamsburg (2023). Additionally, we opened Moxy Downtown Los Angeles and AC Hotel Downtown Los Angeles in April 2023, winner of American Lodging Investment Summit’s (ALIS) Development of the Year.
Affordable Micro-Format Lifestyle Hotels
After spending many years investing in and studying urban hospitality markets, we identified an opportunity: micro-room, macro-amenity lifestyle hotels that offer affordability without any sacrifice of style or comfort. The Moxy brand aligned perfectly with this concept, and we partnered with Marriott International to launch the brand’s flagship hotel, Moxy Times Square.
At our Moxy hotels, cozy, cleverly designed guestrooms are coupled with generous public spaces offering innovative restaurant and bar scenes, co-working lounges, and transformable meeting spaces.

The Moxy Story
An energetic alternative to the typical hotel experience
Moxy Times Square proves that affordability doesn’t mean sacrificing style or comfort. 612 bedrooms are cleverly designed by Yabu Pushelberg to adapt to the modern traveler’s changing needs, with a wide variety of room types and amenities. TAO Group’s multiple eating and drinking destinations, including Legasea, Bar Moxy, and The Pickup, offer something for everyone and Magic Hour, NYC’s largest all-season hotel rooftop bar and lounge features an “urban amusement park” concept and epic Empire State Building views.
Refined yet playful, hand-crafted yet modern, Moxy Chelsea reimagines the urban jungle
Rising 35 stories high, Moxy Chelsea’s 350 cozy bedrooms are flooded with light thanks to floor-to-ceiling, wall-to-wall windows. The building’s architecture honors the adjacent Flower District with its industrial facade and soaring, greenhouse-style atrium. Guests enter through the overgrown Starbright Floral Design Boutique, which doubles as the hotel’s entrance. Dining and drinking options include Café d’Avignon Pop-up, The Lobby Bar and Moxy Afterdark—concepts in partnership with TAO Hospitality Group. Topping off the hotel is The Fleur Room, a glass-enclosed rooftop lounge with panoramic, 360° views.
Embrace New York’s rebellious spirit
Moxy East Village is located at the heart of the iconic New York neighborhood where rock ‘n’ roll, renegade art, LGBTQ+ activism, and generations of immigrants all merged to give birth to American counterculture. Conceived by Rockwell Group as a vertical timeline, the 286-room hotel draws inspiration from various eras in East Village history. Four new eating and drinking venues overseen by TAO Group include Cathédrale, a French-Mediterranean restaurant, underground lounge Little Sister, the all-day Alphabet Bar & Café in the lobby, and The Ready, a rooftop bar.
Mixing the glamour of midcentury Havana and the artistry of Mexico City with a tropical vibrancy that’s unmistakably Miami
Steps from the sand on Washington Ave., the stylish & playful Moxy South Beach celebrates Miami’s cosmopolitan culture, with the dining, drinking and meeting options modern travelers crave—at an affordable price. Check into one of 202 sun-drenched guestrooms, catch some rays at our two pools or nearby beach with two lounge chairs included, and explore the many indoor-outdoor spaces. Six dining & drinking venues include open-air rooftop restaurant Serena, café/bodega Tiendita, The Upside, a rooftop bar, and private event lounges Mezcalista and Como Como.
The Lower East Side’s Pleasure Garden
The brand-new 303-room Moxy Lower East Side is an eclectic and stylish pleasure garden in the neighborhood that defines New York cool. Inspired by the Lower East Side’s history as a crossroads of entertainment and its present-day role as an incubator of innovation, the downtown New York hotel entices with endless amusements—a Japanese restaurant, two bars, a subterranean nightclub, and a rooftop lounge—enlivened with the spirit of the absurd. Cleverly designed rooms, tech-savvy amenities, co-working spaces, and flexible meeting studios meet the needs of the plugged-in modern traveler, all at an affordable price.
Unconventional, playful, and approachable
Moxy Williamsburg is a 216-room boutique hotel and neighborhood haven whose easygoing spirit fits seamlessly into its trendsetting neighborhood. The hotel’s timeless architecture and light-filled interiors attract locals and cool-hunting guests alike, as does the range of dining and drinking venues by Bar Lab. These include a Tel Aviv–inspired restaurant; a cocktail bar and all-day café; a high-energy sound room; and an indoor/outdoor rooftop bar with views of the Williamsburg Bridge & Manhattan skyline. Bright, airy rooms emphasize natural materials and space-saving design solutions and flexible co-working and meeting studios serve the needs of Brooklyn’s creative class.
Two unique experiences, one address
Moxy Downtown Los Angeles and AC Hotel Downtown Los Angeles are DTLA’s new destination for visitors and locals. Located in the heart of Downtown, directly across from the Los Angeles Convention Center and Crypto.com Arena, the two hotels offer a total of 727 guestrooms; 12 dining and entertainment options, including Level 8, a collection of restaurants, bars, and lounges that highlight the neighborhood’s diverse cultures and cuisines; a Miami-meets-Copacabana pool deck; and over 13,000 square feet of flexible meeting and social events space.
