Lightstone’s expertise in hospitality development stems from our ability to identify a void in the market for well-designed product at an affordable price point. Our expansive hotel development portfolio of over 3,100 keys launched in 2017 with the opening of the 612-room Moxy Times Square, winner of American Lodging Investment Summit’s (ALIS) Development of the Year. In 2019, we opened two more Moxy hotels in New York City—Moxy Chelsea and Moxy East Village. In 2021, we opened Moxy South Beach in Miami Beach, Florida. Additionally, Lightstone is developing Moxy hotels in New York’s Lower East Side and Williamsburg, as well as a Moxy and AC hotel in Downtown Los Angeles.

After spending many years investing in and studying urban hospitality markets, we identified an opportunity: micro-room, macro-amenity lifestyle hotels that offer affordability without any sacrifice of style or comfort. The Moxy brand aligned perfectly with this concept, and we partnered with Marriott International to launch the brand’s flagship hotel, Moxy Times Square.

The Moxy Story
An energetic alternative to the typical hotel experience.
Moxy Times Square proves that affordability doesn’t mean sacrificing style or comfort. 612 bedrooms are cleverly designed by Yabu Pushelberg to adapt to the modern traveler’s changing needs, with a wide variety of room types and amenities. TAO Group’s multiple eating and drinking destinations, including Legasea, Bar Moxy, and The Pickup, offer something for everyone and Magic Hour, NYC’s largest all-season hotel rooftop bar and lounge features an “urban amusement park” concept and epic Empire State Building views.
Refined yet playful, hand-crafted yet modern, Moxy Chelsea reimagines the urban jungle.
Rising 35 stories high, Moxy Chelsea’s 350 cozy bedrooms are flooded with light thanks to floor-to-ceiling, wall-to-wall windows. The building’s architecture honors the adjacent Flower Market with its industrial facade and soaring, greenhouse-style atrium. Guests enter through the overgrown McQueens Flowers’ Residency, which doubles as the hotel’s entrance. TAO Group debuts Feroce Ristorante, Feroce Caffè, and Feroce Pizza & Bocce—in partnership with Francesco Panella of the legendary Antica Pesa. Topping off the hotel is The Fleur Room, a glass-enclosed rooftop lounge with panoramic, 360° views.

Moxy East Village is located at the heart of the iconic New York neighborhood where rock ‘n’ roll, renegade art, LGBTQ+ activism, and generations of immigrants all merged to give birth to American counterculture. Conceived by Rockwell Group as a vertical timeline, the 286-room hotel draws inspiration from various eras in East Village history. Four new eating and drinking venues overseen by Tao Group include Cathédrale, a French-Mediterranean restaurant, underground lounge Little Sister, the all-day Alphabet Bar & Café in the lobby, and The Ready, a rooftop bar.
Mixing the glamour of midcentury Havana and the artistry of Mexico City with a tropical vibrancy that’s unmistakably Miami.
The 202-key, eight-story hotel, located at 915 Washington Avenue, just steps from the ocean, is Lightstone’s first Moxy property outside of New York. Moxy South Beach explores the unique depths of Miami’s culture from 1950’s glamour and Muscle Beach to the romance of cruise travel to Havana. Six dining & drinking venues from Coyo Taco Group include Como Como, a marisquería and raw bar, open-air rooftop restaurant Serena, mezcal lounge Mezcalista, taco stand/bodega Los Buenos, and The Upside, a rooftop bar.
Moxy Lower East Side, located at the corner of Bowery and Broome Street, will feature 303 hotel rooms alongside innovative attractions, with a restaurant, two bars, underground lounge, and a rooftop bar. The hotel is in the epicenter of New York City’s nightlife and dining scene, situated at the intersection of the fashionable Lower East Side, SoHo, Little Italy, and Chinatown neighborhoods. Moxy Lower East Side will feature cleverly designed rooms, tech-savvy amenities, co-working space, and flexible meeting studios.
The 216-room Moxy Williamsburg is located just over the Williamsburg Bridge, in the heart of Brooklyn’s vibrant nightlife, restaurant, and bar scene, situated in the rapidly growing Williamsburg. The lifestyle hotel will feature intelligently designed rooms, tech-savvy amenities, co-working spaces, and a well-equipped fitness center. The ground floor will include touchless kiosk check-in, a lobby bar, cafe & restaurant, cocktail lounge, and outdoor beer garden. The rooftop will include an indoor/outdoor bar with an expansive terrace overlooking Manhattan and the East River. A quick subway ride allows easy access into Lower and Midtown Manhattan.
Located in the heart of Downtown Los Angeles, the 37-story, 600,000-square-foot mixed-use tower, will consist of a dual-branded, 380 room Moxy hotel and a 347 room AC hotel. Yabu Pushelberg, will design the hotel lobbies, as well as the guestrooms. With 65,000 square feet of meeting rooms, restaurants, bars, and nightlife throughout, the Moxy and AC hotel will become a central entertainment and cultural hub. The hotels will feature a 6,000-square-foot landscaped pool deck and an unprecedented offering of 12 all-new restaurant and bar concepts designed by Basile Studio. On the 34th floor, AC’s sky lobby will feature a garden-like terrace bar with panoramic views overlooking Downtown Los Angeles.
