Hotel Development

We’ve spent many years evaluating the NYC hospitality market and identified an opportunity: affordable micro-format lifestyle hotels with smartly designed and technologically advanced rooms coupled with generous socially activated public space. We’re partnering with Marriott International to launch their new lifestyle hotel brand, Moxy. We’re currently developing 4 Moxy properties with approximately 1,500 rooms in New York City, including the brands flagship U.S. property that will be located in the Times Square South area.

Moxy Times Square

Moxy Times Square is an energetic alternative to the typical hotel experience, where affordable rates don’t mean sacrificing style or comfort. Yabu Pushelberg delivers 612 cleverly designed bedrooms and immersive social spaces for co-working and mingling. Five new dining and nightlife destinations from TAO Group culminate in Magic Hour, NYC’s largest all-season indoor/outdoor hotel rooftop lounge. Comprised of multiple bars, an urban amusement park theme, and unmatched skyline views, Moxy has it all, conveniently located near Times Square.

Moxy Chelsea

Refined yet playful, hand-crafted yet modern, the 349-room Moxy Chelsea reimagines the urban jungle, blending botanically-inspired design with Italian romance—the Flower District’s new secret garden. Rising 37 stories high into the New York City skyline, the micro-room, macro-amenity hotel, marks the second Moxy collaboration between Yabu Pushelberg and Rockwell Group. The second floor blends numerous live/work/play spaces designed to transform over the course of the day, including a bar, meeting studios, co-working lounge, pizza oven–equipped terrace, and a lushly planted conservatory. Guest rooms are flooded with natural light thanks to floor-to-ceiling windows, and filled with whimsical details while reflecting a careful consideration of space and functionality. Topping off the hotel is a glass-enclosed rooftop bar with expansive NYC skyline views. At the touch of a button, retractable windows transform the lounge into an alfresco sky veranda.

Moxy East Village (11th Street)

Conceived by Rockwell Group as a vertical timeline, each floor of the hotel draws inspiration from a different era in East Village history, from the earliest settlers to the punk era to today. Moxy East Village offers 286 design-driven bedrooms, co-working spaces, tech-savvy amenities, and cultural programming that reflects the richly diverse fabric of the neighborhood. Four new eating and drinking concepts by TAO Group include a lobby bar and café, rooftop bar, subterranean lounge, and French-Mediterranean restaurant from chef Jason Hall.
