PENNSYLVANIA LEASES THRIVE UNDER LIGHTSTONE'S LEADERSHIP

Recent Lease Transactions Total 35,000 Square Feet


LAKEWOOD, NJ, NOVEMBER 7, 2005 - The Lightstone Group, one of the largest private real estate owners in the country, has announced that leasing activity continues to thrive throughout the company's Pennsylvania retail portfolio. New leases, renewals and extensions total 35,000 square feet.

Leasing transaction highlights include:

• In Lewisburg, The Plaza 15 shopping center closed several new leases, including an Italian Pizza restaurant. Reruns for Wee Ones, a consignment shop for children's clothing, recently joined the tenant mix with a new 2,000-square-foot store.

• The Mountainville shopping center in Allentown completed a lease renewal with Flex Check, a checking and bill payment service store.

• In Kingston, JC's House of Wonder Wings expanded its lease to 4,000 square feet for their restaurant at the Kingston Plaza Mall.

• The Dunmore Plaza shopping center, located in Dunmore, recently closed a lease extension for Malcolm's in addition to a 10-year lease extension for the Great Wall of China.
