Oceanside Mixed-Use Property

Lightstone Capital provided a $29 million senior bridge loan collateralized by SALT Oceanside Apartments, a mixed-use building in Oceanside, CA with ground-floor retail and parking structure. The Borrower, a strategic partnership between Pelican Communities and Brooks Street, utilized the funds to refinance the property and complete light renovation.

White Plains Multifamily & Retail Property

Lightstone Capital provided an $82.0 million senior loan collateralized by the Art House White Plains located in Downtown White Plains, NY. The loan refinanced the existing construction debt on the 85% complete re-development project providing the Sponsor with the term and flexibility to complete their capital program and stabilize the asset. When completed, the Property will feature 213 Class A residential units, luxury amenities, and 10K SF of commercial space spread over 251K SF in two buildings adjoined with a sky-bridge.

Jersey City Multifamily & Commercial Property

Lightstone Capital provided a $42.7 million senior loan on a recently completed property located within the heart of the Journal Square neighborhood of Jersey City, NJ. The loan refinanced existing construction financing and is providing the Sponsor additional flexibility and runway to lease up the remainder of the Property before obtaining permanent financing. The 15-story property features many high end amenities and contains 132 market rate apartments along with roughly 23,000 GSF of commercial space which is fully leased to a boutique co-working operator.
